Coachman's House 

Terms & Conditions

of Booking

All bookings at Coachman’s House are subject to the terms and conditions detailed here. Please read carefully, and contact us with any questions. The person making the booking will be responsible for all persons included in the booking and should ensure they are aware of these terms and conditions which may be revised from time to time.

Booking

  • The Hirer/Guest (you) can book and pay online using a credit card, debit card or PayPal. Alternatively you may call or email using the details on the Contact page. The owners (we) also accept payment by bank transfer, please contact us if you wish to pay by this method.

  • A booking is only confirmed once we have confirmed to you the availability of your chosen booking period and received your booking details and booking deposit (or full rental payment if applicable). We will confirm to you the booking details and receipt of the booking deposit and rental balance via email. 

 

Paying the deposit

  • A booking must be accompanied by a non-refundable booking deposit of £200. This deposit reserves the requested booking period for your use. It is non-refundable to reflect the fact we may lose the opportunity to re-let if you subsequently cancel your holiday. However, if the booking is cancelled within 7 days of being placed, the booking deposit will be refunded.

  • We reserve the right to cancel a booking at any time and return the booking deposit without giving a reason.

 

Paying the rental balance

  • The rental balance must be paid in full no later than 6 weeks before your arrival date. If you are booking within 6 weeks of the holiday arrival date, then please pay the booking deposit and balance with your booking. If we do not receive the full payment by this time, we reserve the right to cancel the booking, in which case our cancellation policy applies and you will forfeit the booking deposit.

 

Cleanliness/breakages/damage

  • You are responsible for any breakages, damage or loss you cause to Coachman’s House and its contents. We understand accidents happen and we do not normally charge for minor breakages (e.g. glassware, crockery) provided that these have been reported before you leave. We will charge for all other damage, or missing or broken items and will issue an invoice for immediate payment. We inspect Coachman’s House in great detail with an inventory after Guests have departed.

  • Guests are asked to take care of the property at all times. Please use candle holders provided and never burn candles near curtains or soft furnishings. Please take care of the furniture with food and drink.

  • Coachman’s House is strictly a non smoking property.

  • We do not accept pets.

  • We pride ourselves on the cleanliness and condition of Coachman’s House which is cleaned between holiday lets. However, due to the limited time available, we request that you leave the property and its contents clean and tidy.  Please ensure used kitchen items have been cleaned and put away before you leave. Kindly run the dishwasher with your breakfast crockery/cutlery on your departure morning. Any stains on carpets or upholstery requiring professional cleaning, will be subject to an additional charge.

  • By agreeing to these terms and conditions, you agree to pay any reasonable charges associated with extra cleaning, loss, damage, breakages or similar resulting from your stay at Coachman’s House.

 

Cancellation Policy

  • We strongly advise you to take out travel insurance to cover you in the event of cancellation. Our cancellation policy is strictly enforced.

  • In the event of cancellation more than four weeks before the start of your stay, your deposit will not be refunded unless the accommodation is re-let for the same period. Should cancellation take place less than four weeks before the start of the holiday the rental is payable in full.

  • In the unlikely event we have to cancel your holiday you will receive a total refund or offer of alternative dates.

 

Liability

  • We do not accept liability for damage, loss or injury during your stay at Coachman’s House. This includes loss or damage to persons, personal possessions, vehicles and their contents. You and your party should take out holiday insurance in respect of such risks.

 

Children and Safety Advice

  • Guests must accept full responsibility for the safety of any children in their booking party. Coachman’s House is a domestic house and no assurances can be provided as to it’s safety or suitability for the Guest or the Guests’ children.

  • We can only accommodate babies up to 6 months and children over 7 years old. A travel cot (without bedding) is available upon request for babies, but Guests are advised to check the safety of this item before use and also the environment within which it is to be used. Guests may choose to bring their own travel cot or other children’s equipment/facilities with them for the duration of their stay.

  • We request that the Guests’ exercise vigilance in relation to children or other members of the party who may not be able to adequately identify risks whilst at Coachman’s House particularly in relation to the nearby road, log burners which become very hot to the touch, open windows and the use of BBQ equipment. Please be extra vigilant with:

  • Steep stairs, trip hazards, walls and fences. We will not accept any responsibility for any accidents that happen as a result.

  • Glass doors and windows – guests are particularly advised  not to leave open windows due to the danger of falling and the mechanism of the window.

  • Wooden floors, shower trays and baths – can be very slippery when wet and care should be taken

  • Steep wooded areas within the garden, please keep to the graveled terrace and woodland paths at all times, children should not be left unsupervised in the garden.

 

Complaints or Problems

  • Should you encounter any faults, maintenance issues or have any complaints during your stay, please contact us whilst you are staying at Coachman’s House so that we can take appropriate action.

General

  • Under no circumstances are Guests permitted to sub-let the property, or at any time allow others to occupy the house. Only Guests named at the time of booking are permitted to stay at Coachman’s House.

  • We cannot accept bookings from anyone under the age of 18. There must be at least one adult for each booking.

  • The owners reserve the right to refuse any booking without giving a reason.

  • Up to 2 vehicles should be parked only in the Coachman’s House spaces at the gable end of the stables where marked with sign Coachman’s House and are left entirely at your own risk, as are all of your party’s belongings in the property. The driveway is shared and must not be obstructed at any time.

  • The maximum number of occupants for the property is 4.

  • Children should be supervised at all times.

  • Guests are requested to avoid excessive noise or disturbance, and to respect neighbours at all times. We reserve the right to ask Guests to leave at any time with immediate effect if we feel Coachman’s House is being treated disrespectfully or Guests are causing a disturbance.  In such circumstances any refund will be at our discretion.

  • The Hirer/Guest acknowledges that this agreement is made on the basis that the holiday home is to be occupied by the Guests for a holiday (as referred to in the Housing Act 1988, Schedule 1, Paragraph 9) and the Hirer/Guest further acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory tenancy will arise on the termination of the letting period.

  • We reserve the right of access to Coachman’s House at all reasonable times. We respect our Guests’ privacy and we will endeavour to contact you in the unlikely event that we require emergency access during your stay.

 

Description

  • Whilst we make every effort to ensure that the accuracy of descriptions, local recommendations and information is correct, these are inevitably subjective and for guidance only. If there are any points of particular importance please contact us for clarification.

  • We provide a visitors’ book at Coachman’s House. We welcome your comments in our guestbook and your feedback on our website.
